1. Strategy Session

A dedicated DFY On-Boarding Specialist will provide a free Strategy Session based on your current resources, your long term goals, and your short-term needs. You’ll see exactly how easy it can be to create real spendable income with simple and conservative real estate investments.

2. Get You Pre-Approved

Once you know what simple, predictable, and conservative real estate investing can do for you, you will begin working with our pre-approval team. This team of licensed Mortgage Professionals will tell you how much real estate you qualify to invest in right away using the DFY framework. This Professional team will walk you through this full documentation loan pre approval process.

3. Get Assigned To Your Account Executive

After you are pre-approved to begin investing in real estate, you’ll be assigned your own Account Executive. This seasoned expert will help coordinate all the pieces, all the professionals, and all the services you will need. This individual will also work with you for years to come to help you grow and continue your real estate income journey.


Part 2 on the Road to Real Estate Income

4. Pick Your Markets

As you meet with your Account Executive you will receive data driven education on the various real estate markets that are in alignment with the DFY principles. After selecting the best market for you, you will begin working with the DFY team of licensed professionals in the market you choose to begin investing in.

5. Shopping and Under Contract

You will begin to see actual live investment home prospects, and each deal will fit the DFY standards, and will be hand selected for your specific situation. Once you pick the property with your market agent, you will put the property under contract, and begin the financing and closing process. Your Account Executive will trigger the mortgage team, and the real estate agent to begin the actual purchasing process of your property.

6. Close On Your Property

Your Account Executive will make sure you are connected with every licensed professional and expert you need to complete the transaction. He will also connect you to a licensed insurance expert to get your property insured with the proper coverages. You will close with a title company, and pay the $6995 T.E.A.M.S. Fee which is what we charge to do all of this incredible work for you.

7. Fix Up and Property Rehab

No matter where your investment property is located, DFY connects you to an amazing Property Manager who works directly with the teams of contractors rehabbers to make sure your home is properly rehabbed and fixed-up, making it as attractive as possible to the right types of prospective tenants.


Part 3 on the Road to Real Estate Income

8. Select The Best Tenants

Once you close on the property, your Account Executive will introduce you to the DFY Portfolio Optimization Team and to the Property Management team you will work with in the market you have purchased in. The Portfolio Optimization Team will help you transition from a Buyer to an Owner and your Property Managers will find, qualify, and work with you to select the right tenants for your property so you can begin cash flowing.

9. Generate Cash Flow and Equity

Your in-market Property Managers continue to manage your home and your tenants, and you will see checks deposited regularly into your account. Your cash flow will be determined by how much your tenants pay in rent, minus property management expenses, and your principal, interest, taxes, and insurance.

10. Optimize And Grow

Every year around the anniversary of your purchase you will receive a customized Annual Property and Market review, and you will work with your Account Executives and the DFY team to determine if it is time to sell and buy more, or continue to wait a little longer.
